Foreclosed homes are on the rise in Plano, McKinney, Allen, Prosper, Frisco, Little Elm and the surrounding area. Last year, in those six cities, the number of foreclosed homes was around 200.  Now the foreclosed homes has been steadily increasing now currently at 401.  I think this trend will continue to rise since banks have held on to a lot of their foreclosed homes hoping the market would come back.  Since, that has not happened banks will continue to sell their REO properties.  As we near the end of the year banks will either stay constant in what the have be selling or they will radically increase it in order to get the foreclosed homes off their books.

Currently, Frisco has 84 foreclosed homes on the market, Allen has 41 foreclosed homes, Little Elm has 54 foreclosed homes, McKinney has 124 foreclosed homes, Plano has 88 foreclosed homes and Prosper has 9 foreclosed homes. 

Relatively speaking this isn’t as bad as it sounds since in Plano, for example, the population is 280,000 and there are only 88 foreclosed homes.  The news media would have us believe that the entire market is collapsing.  But the homes that the banks are selling are definitely being sold at reduced rates. 

This is great news for the person who is will to have a little patience and wait for the deal.  If you don’t have the time maybe you should look else where.  In Foreclosures it can take up to 2 to 3 weeks before the bank even acknowledges that you sent in an offer on of their foreclosed homes.  Banks usually don’t accept contingency.  That means that you need to sell your home in order to buy this home.

Plano added a few foreclosures homes in the last couple of days to the list. 2 Westlane Place in the Ridgewood Subdivision.  This could be perfect for an investor or first time home buyer home.  This Plano Foreclosure has 4 bedrooms, 2 bathrooms and almost 1500 square feet for only $64,900.  Now that sounds like a deal.
